Tenant FAQs

ARE WE ESTATE AGENTS?


No we are not Estate Agents. We are one of the leading property management companies that specialises in placing professional tenants in shared accommodation. We have only one line of business: we rent properties from landlords and provide accommodation to corporate and professional tenants. Our service maximises your property’s value through effective, ongoing management.




ARE THERE AN FEES TO PAY?


No, there are no fees to pay for using our services or renting a property.




DO YOU TAKE DEPOSITS?


Typically we do not take deposits. We take first and last months rent. If we are required to take a deposit this will be 1 months rent. We send it away to one of the three government- backed schemes and you will receive a certificate with all the information. A deposit is kept to cover any damages in the property; you cannot use it to pay rent.




DO YOU REFERENCE AND CREDIT CHECK?


Yes we do, on application we will check your references with your employer and current/previous landlords/agencies. We will also do a credit check.




WHAT SORT OF TENANCY AGREEMENT WOULD I SIGN?


You would sign what’s called an Assured Shorthold Tenancy agreement. It’s a basic UK legal document common in London and elsewhere in the country. We will email you a signed copy so you will always have one to hand.




WHAT'S YOUR MINIMUM CONTRACT LENGTH?


All the main bills are included such as council tax, gas, electricity, TV license, and water.
And at no extra cost to you, we provide free WiFi and we send a free cleaner for the communal areas to all our properties.




WHAT FURNITURE IS PROVIDED IN THE BEDROOM?


You will have one double (or single) bed frame and mattress, a mattress protector, a chest of drawers, a wardrobe (or tallboy) and a bedside table. Some rooms also have a desk and chair. All rooms have curtains and a lock.




DO I NEED TO BRING KITCHEN EQUIPMENT?


All properties have the basic equipment; plates, bowls, cutlery, sharp knives, chopping boards, pots and pans, mugs and glasses. You are welcome to bring more if you need it. All tenants will be allocated personal space within the kitchen cupboards with communal equipment being kept in communal cupboards.




WHO DEALS WITH MAINTENANCE ISSUES?


We do. We do however need your cooperation on this. Please tell us as soon as you think there is an issue with anything in the house, no matter how big or small and we will organise the repairs. If it is a structural problem or general wear and tear the landlord will pay for it, but if someone has broken something – by accident or not – they will have to pay for it.




I SMOKE – IS THAT A PROBLEM?


No, however all of our properties are smoke free. This includes smoke out of a window. You can of course smoke in the garden or balcony with the backdoor closed behind you. We would also ask that you clean up behind yourself.




WHICH BILLS ARE INCLUDED?


All of them. That’s gas, electricity, water, council tax, broadband and TV licence.




DO YOU ACCEPT PETS?


No, sorry we do not accept pets in our shared properties.




CAN WE HAVE A SAY WHO TAKES A SPARE ROOM?


We encourage our tenants to get involved with viewings. We are happy to give you every opportunity to choose who you live with, however we will need to approve of any potential tenant prior to moving in.




DO YOU OFFER REFERRAL BONUSES?


Yes, if you find someone to rent one of our rooms, once they have passed all the usual checks and moved in we will pay you £75, even if you are no longer one of our tenants.
